Our maintenance programs are built specifically for 2-wire decoder systems. Standard irrigation maintenance technicians don't have the diagnostic tools or platform knowledge to properly inspect a commercial decoder system. Our technicians carry decoder diagnostic software and TDR equipment on every maintenance visit.
We provide documented inspection reports with photographs after every visit. For property management companies with multiple sites, we provide consolidated reporting and can coordinate scheduling across your entire portfolio.

How We Do It
A defined process that produces consistent, documented results on every project.
Spring Activation
Full system startup after winter shutdown: pressurize system, test every zone, inspect heads for winter damage, verify decoder communication on all zones, update controller scheduling for spring ET conditions.
Early Summer Check
Midseason inspection at peak demand. Verify coverage patterns, check pressure at representative zones, inspect for heads blocked by new growth, and review controller logs for error patterns.
Late Summer Inspection
Check for heat-stress damage indicators, verify scheduling is tracking ET demand, inspect high-use zones for wear or coverage degradation.
Fall Shutdown
Drain system to prevent freeze damage, winterize backflow preventers, inspect for end-of-season damage, document system condition, and update as-built records for any changes made during the season.
Annual Report
Year-end summary of all visits, issues found, repairs completed, and recommendations for the following season. Provided to property manager and/or owner.

Common Questions
What's included in a maintenance program vs. a one-time service?
Maintenance program clients receive scheduled visits (typically 3–4 per year), priority scheduling for repair calls, discounted rates on parts and labor for repairs, and consolidated reporting. One-time service visits are available but don't include these benefits.
Can you maintain a system you didn't install?
Yes. We'll do an initial assessment visit to document the current state of the system before starting a maintenance program. Most commercial 2-wire systems are well-documented enough for us to take over maintenance without issue.
Do you maintain systems from other manufacturers?
We maintain 2-wire systems from all major platforms: Hunter, Rain Bird, Toro, and Baseline. We may need to acquire platform-specific diagnostic access depending on the controller model.
How do you handle emergency calls for maintenance clients?
Maintenance clients receive priority scheduling and discounted labor rates on repair calls. For system emergencies affecting large turf areas, we target same-day response for maintenance clients.
