The specialists your large commercial system needs.
Most irrigation contractors have never worked on a 200-zone decoder system. We work on nothing else. When your campus system has a fault no one can find — that's the call we get.
Why 2-Wire Decoder Technology
What we do
Every service is designed for commercial scale — not adapted from residential work.
2-Wire System Installation
Full design and installation for new commercial construction and multi-wire retrofits. One two-wire path handles hundreds of zones.
System Design & Engineering
Hydraulic analysis, soil profiling, and ET-based scheduling. Permit-ready drawings for any large commercial property.
Troubleshooting & Repair
TDR fault location, decoder diagnostics, controller fixes. Usually diagnosed in a single visit.
Preventive Maintenance
Seasonal programs covering spring activation, midseason audits, and fall shutdown with documentation.
Water Audits
Distribution uniformity testing documented to TCEQ standard, usable for water district variance applications.
Controller & Decoder Upgrades
Platform migration from legacy systems — often without replacing underground wiring or valves.
We work with property managers, not just end users.
A lot of our work comes through property management companies and facilities directors who manage multiple sites. When one property in your portfolio has a system problem, you need someone who can get on-site quickly, give you a straight answer, and not bill you for three visits to find something we should have caught on the first.
We've built long-term relationships with commercial property groups in Houston, Dallas, Fort Worth, and San Antonio — including HOA management companies, REIT portfolio operators, healthcare facility managers, and university facilities departments.

Frequently Asked Questions
Common questions about commercial 2-wire decoder irrigation service in Texas.
We work exclusively on large commercial properties — golf courses, university and healthcare campuses, corporate office parks, HOA communities, municipal parks, and industrial facilities. We don't service residential systems. Our minimum project scope is typically 50 or more irrigation zones.
2-wire decoder systems are our specialty, but we also perform water audits, system assessments, and engineering design on properties that are evaluating a conversion from traditional multi-wire architecture. If you're not sure what type of system you have, call us — we can usually identify it from a brief description.
For active system failures affecting large turf areas, we prioritize same-day or next-day response across all four Texas markets. Standard repair requests are typically scheduled within 3–5 business days. Clients on maintenance programs receive priority scheduling.
We have field teams based in Houston, Dallas/Fort Worth, and San Antonio. These four markets represent the large majority of our work. We evaluate out-of-area commercial projects case by case — call us if you're outside these markets.
We are certified on all major commercial 2-wire platforms: Hunter ACC2, Rain Bird ESP-LXIVM, Toro Sentinel, and Baseline BC3000. We also service and diagnose older platforms from these manufacturers, including discontinued products that other contractors won't touch.
Yes. We take over maintenance and repair on systems regardless of who installed them. For new maintenance clients, we perform an initial assessment to document the current system state and establish a baseline before starting regular service.
Yes. Texas law requires a licensed irrigator to oversee commercial irrigation design and installation. We are fully licensed and insured, and we handle all required permits as part of every installation and major modification project.
Commercial irrigation costs vary enormously based on property size, zone count, soil conditions, existing infrastructure, and the 2-wire platform selected. We provide detailed cost estimates after a site assessment — we don't give meaningful ballpark numbers without seeing the property. Contact us to schedule a free assessment.

We'll give you a straightforward assessment — scope, approach, and ballpark cost — before you commit to anything.
